Energy Performance Certificates (EPCs)

An Energy Performance Certificate (EPC) is an official document which details the energy efficiency rating of a property on a scale of A-G. In the UK it is now compulsory for all properties marketed for rent, sale or newly built to have an EPC produced prior to being marketed. The aim of an Energy Performance Certificate is to assess the efficiency of buildings with the aim of improving energy efficiency in line with government targets. The introduction of EPCs has been driven by the European Union Energy Performance of Buildings Directive 2002/91/EC.

The European Union Energy Performance of Buildings Directive 2002/91/EC lays down a minimum requirement of energy performance for new and existing buildings, and creates an obligation for an EPC to be supplied when buildings in Europe are built, sold, or leased.***

Domestic and Commercial EPCs

In the UK it is compulsory for all domestic and commercial properties marketed for rent, sale or newly built to have an EPC produced. Domestic and commercial EPCs detail the official energy rating of a property, showing its energy efficiency on a scale of A-G (where A is the most efficient and G the least efficient), which is issued following a comprehensive on site survey of a property, carried out by a qualified Energy Advisor. The certificate also provides recommendations in order to reduce the carbon emissions produced by the property, which will result in lower energy usage and costs.
